Prestige Group Expands in Delhi-NCR with New Real Estate Projects in 2026: Ghaziabad Leads the Growth Story

Bengaluru-based Prestige Group, one of India’s leading real estate developers, is rapidly expanding its footprint in Delhi-NCR after a strong performance in its first major project in the region. The company’s flagship project, Prestige City in Indirapuram Extension, Ghaziabad, witnessed a near sellout of its first phase, underlining strong housing demand in North India’s fastest-growing property corridor.

Out of the total ₹11,000 crore gross development value (GDV) in phase 1, the developer has already sold inventory worth ₹8,000 crore, prompting it to launch MayFlower, the next phase of the project, with an additional GDV of around ₹2,200 crore. This success has set the stage for a long-term expansion strategy across Gurgaon, Delhi, and Noida.

We are already working on some proposals in Gurgaon and Delhi, as well as in Noida. Definitely, we are here for the long term and looking at deepening and widening our footprint in Delhi-NCR,” said Praveer Srivastava, Senior Vice President, Prestige Group.

Delhi-NCR Now Prestige Group’s Top Real Estate Market

According to the company’s H1 FY26 updates, Delhi-NCR accounted for 45% of Prestige Group’s total sales, surpassing its traditional strongholds of Bengaluru and Mumbai.

Total sales volume: 13.96 million sq ft (6,788 units)

Total sales value: ₹18,143 crore — up 157% YoY, surpassing full FY25 sales

Q2 contribution: One-third of total sales, up 50% YoY

This strong momentum in Ghaziabad and the surrounding NCR region reflects both robust end-user demand and increasing investor interest in Tier-1 plotted developments and high-rise residential communities.

Rising Demand for Plotted Developments

While average apartment prices increased by 8% YoY to ₹14,906 per sq ft, plotted development prices saw a remarkable 43% rise, reaching ₹9,510 per sq ft.

“Our plotted developments are typically at a 20-25% premium to the market, and yet they get sold out in the very first month of launch,” Srivastava added.

Expansion Beyond Delhi-NCR- Thane, Bengaluru & Hyderabad

Prestige Group isn’t stopping at Delhi-NCR. It is also launching:

Three large high-rise residential and one plotted development project in Bengaluru with a GDV of ₹7,500 crore

A 5,000+ apartment complex in Hyderabad’s Kollur area with a GDV of ₹7,500 crore

In the first nine months of the year, the company also leased 6 million sq ft of commercial space, equal to its full-year leasing performance of 2024 — reflecting growing corporate confidence in Grade A commercial real estate.

The developer has already achieved ₹18,000 crore in bookings in the first six months of FY26, compared to ₹17,000 crore for the entire FY25. This trajectory indicates 50–60% YoY growth, reinforcing Prestige Group’s position among India’s top real estate players.
